Welcome to Poacher and Peacock's properties. We are delighted to host you and hope you enjoy a relaxing stay in our peaceful Suffolk and Norfolk countryside setting.

These terms apply to all guests staying at our property and operate alongside the policies and protections of Airbnb or booking.com where bookings are made via their platform.

1. Booking & Platform Policies

All reservations made through a third party are subject to:

The cancellation policy selected at time of booking
Any other relatable processes

Our property policies complement Airbnb’s or booking.com's terms and do not override them.

2. Check-In & Check-Out

Check-in: From 4:00pm
Check-out: By 10:00am

These times allow us to thoroughly clean and prepare the barn to the highest standard for each arrival. Early check-in or late check-out may be available by prior arrangement and subject to availability.

3. Occupancy

Please respect the maximum occupancy, including children and infants.
Only guests listed on the booking may stay overnight.
Additional visitors must be agreed in advance.

Our properties are family-friendly retreats and are not suitable for parties, events, or large gatherings unless discussed and approved in advance.

4. A Family-Friendly Stay

We warmly welcome families and aim to provide a comfortable environment for guests of all ages. However:

Children must be supervised at all times.
Parents and guardians are responsible for children’s safety and behaviour.
Extra care should be taken around:
- Stairs
- Kitchen appliances
- Log burners or fireplaces
- Outdoor and rural areas

5. Pets

We are pleased to welcome well-behaved pets.

Pets must be declared at the time of booking.
Pets must not be left unattended unless agreed in advance.
Pets are not permitted on beds or soft furnishings.
Guests must clean up after their pets, including outdoor areas.
Any additional cleaning or damage caused by pets may result in a charge where applicable.

6. Respect for the Property & Neighbours

All our properties are located in a peaceful countryside setting.

Quiet hours: 10:00pm – 8:00am
No parties, events, or amplified music.
Please respect neighbouring properties and the rural environment.

Failure to observe these rules may result in termination of the stay.

7. Damage & Breakages

Guests are responsible for the property and its contents during their stay.

Any accidental damage should be reported promptly.
Where necessary, claims may be processed via the third party.

We appreciate openness and communication should anything occur.

8. Cleanliness

The property must be left in a reasonable condition.

Excessive cleaning beyond standard turnaround requirements may result in additional charges.

9. Smoking & Vaping

All properties are strictly non-smoking and non-vaping indoors.

Evidence of indoor smoking will result in additional cleaning charges.

Safety Disclaimer

All properties are situated in a rural countryside environment. By staying at the property, guests acknowledge and accept that:

The property contains stairs and typical domestic features that may pose risk if not used responsibly.
Outdoor areas may include uneven ground, wildlife, insects, and seasonal agricultural activity.
Farm vehicles or machinery may occasionally operate in surrounding areas.
Log burners, BBQs, heating systems, and kitchen appliances must be used in accordance with the instructions provided.
Guests are responsible for ensuring doors and windows are secured when leaving the property.
Children must be supervised at all times, particularly outdoors and near heat sources.

The owners accept no liability for accidents, injuries, loss, or damage to personal belongings during the stay, except where caused by proven negligence.

Guests are responsible for using the properties in a safe and reasonable manner throughout their stay.

10. Parking

Parking is available for guest use at all properties.

Vehicles and their contents are left at the owner’s risk.

11. WiFi

WiFi is provided for guest convenience. Due to our rural location, speed and reliability may vary and uninterrupted service cannot be guaranteed.

12. Right to Refuse or Terminate Stay

In accordance with the policies from all parties, we reserve the right to refuse entry or request guests to leave if:

Maximum occupancy is exceeded
House rules are breached
Illegal activity occurs
Serious disturbance is caused

No refund will be provided where guests are required to leave due to rule violations.
